WHAT IS RADON GAS?
Radon Gas is an odourless and colourless gas that you cannot see, smell or taste, however, radon is a radioactive gas that requires special equipment to detect it in homes or offices or other properties.
Radon is a gas which can be found everywhere, though some parts of the country, in particular, are more likely to have higher exposure levels than other areas. Radon gas forms naturally from the rocks and soil found everywhere in the UK. The levels are very low in the air outside as it is quickly diluted in the atmosphere, but it can be higher inside buildings if it has chance to build up.

SHOULD I BE WORRIED ABOUT LIVING IN A RADON AFFECTED AREA?
Large parts of the United Kingdom are considered to be a ‘radon affected area’ but that doesn’t mean it is unsafe to live or work in buildings that are in this area.
It doesn’t mean that the radon gas is dangerous so long as the persons responsible for the property are aware of it’s presence and that it is being “managed”. Radon gas does emit radiation and if proper controls are not in place within the property the build ups and continued exposure can increase the chances developing lung cancer. Levels of Radon Gas can vary due to local Geology (composition and elemental properties of Soils and Rocks) as well as other factors such as the construction and heating and ventilation within the property.
If you are unsure whether Radon gas present at your property you should arrange to have testing carried out.
If a property is changing hands , house sales , commercial leases etc. you may be legally obliged to provide a certificate showing that the Radon gas levels have been checked. Having a Radon gas test carried out will ensure you are provided with the correct certification.
WHAT IS RADON GAS TESTING?
Radon testing should be carried out over a three months period to allow for seasonal variations in levels and is designed to determine you’re the long term exposure. In Domestic cases these tests are usually located in the living room area and bedroom, as these are the rooms which are often used the most by occupants.
For commercial properties these will be in offices or areas where staff spend most time and have higher risks of exposure.
The process involves a surveyor entering the property and placing the detector before returning in 3 months time. Once retrieved the detector is sent to the laboratory for analysis which quantifies the Radon Gas levels.
In some circumstances it is possible to undertake a more rapid test where the radon detector is left in place for just 10 days.
The results from this test will give you a ‘snapshot’ of the current radon level in the home and provide a good indication as to whether any remediation is necessary.
